Forge Real Estate Operations application helps customers to overcome the data challenge in complex real estate portfolios. It provides KPI´s & insights into critical business domains by bridging SAP’s IT data with Honeywell’s OT data.

Design Brief
A solution to enable real estate owners to benefit from building performance optimization, including reduced carbon footprint and lower energy costs, as well as improved tenant experience.
A powerful, intuitive dashboard will be powered by both companies’ cloud platforms and will guide owners on real-time key performance indicators, including how sustainable is the building.
Aim
Honeywell Forge and the SAP Cloud for Real Estate solution needs to provide corporate real estate owners
and building operators with aggregated financial and operational intelligence for their portfolios
Data overview
We have different kinds of data flowing in from multiple data sources - some owned by Honeywell and some
owned by SAP. Broadly, this data can be categorized into the following pillars:

We defined the user needs + wants based on VOC’s (Voice of customer - interviews and feedback) with Subject matter experts and site managers, and extensive collaboration with product/research teams from SAP and Honeywell.
We put together a design workshop for the same including all the stakeholders and combed through the jobs to be done to organize them by type and persona.

We also organised them into different buckets as per the kind of data. With all the stakeholders present, we prioritised them so we could start working on the critical ones first. Based on these stories, we created experience outcomes/jobs to be done for the primary users - the portfolio head and facility manager.

DESIGN LIMITATIONS AND CHALLENGES
The application was not designed in a traditional design software, but SAP Analytics Cloud (SAC) - a platform which is inbuilt with a host of features for users to design their own graphs. This was a product decision as
a) It is a collaboration between SAP and HW
b) It is easy to link live data as it is capable of handling high volumes
Now apart from the business and technical capability, we want to build a highly informative yet easy to use application for our users. It was a challenge to do so in SAC as
a) It has limited design functionality inbuilt
b) Need to keep the application in sync with our design system

User testing
90.9% of respondents agreed it was easy to identify the Smart Financial Building Score and understand problem areas
27.3% of respondents did not understand how the SFBS would help them make better strategic decisions
Tested with internal SME's, unmoderated sessions. We provided them a short succinct context of what is the product, and what does it address for the customer. We received a lot of positive feedback along with some points of improvement, which we aggregated and grouped by categories (some examples are shown below)

"Need explanation on how Scores are calculated. Is it the average of an operational readiness and occupant experience score? Is a smart financial score an industry standard metric? Or is this a metric Honeywell has created?"
"Need cost of potential/ predicted impact in asset availability"
"Number of service case does not mean anything, it could meant 10 minor service case or 5 major cases. Can we add severity?"

"Colours on the trend charts aren't the easiest to follow. Suggest more contrast."
"Do they need to be 2 decimal places, I think 2 decimal places implies extreme precision, which I don't think is necessarily the case."
"The score numbers should have an FAQ about the meaning of it inside an info icon, like in buildings dashboard."
